Description: This full-service gas station is located on a busy downtown highway in a Southern
MA town center. This station has been leased for the past 15 years and has provided full repair
service throughout that period. With the retirement of this former station manager, the owner is
now offering discounted cash only gas sales with contracted help and is pumping 100,000
gallons per month. Although previously active, the two repair bays are currently unused. Hours
of operation are Monday-Saturday 7 a.m. – 8 p.m. and Sunday 8 a.m. – 5 p.m.
Equipment: The front island has two pumps and four gas dispensers. The station has two bays with auto lifts, a compressor, and is equipped with three double-walled fiberglass storage tanks totaling 25,000 gallons that were installed in 1999.
Property: The station is located on a 0.23 acres parcel of land with approximately 150 feet of street frontage and parking on either side of the building. The building is 2,476 SF and includes two repair bays, customer lounge, business office and three office rental units (approx. 350 sq. ft. each.) The building is constructed of concrete block and wood framing with a full basement. The station has excellent curb cuts with easy access to the pumps and bays from either of the two entrances. There are no environmental issues and 21E monitoring holes are present.
Opportunities: This station formerly offered a full repair service and took credit cards for service and gas. By offering these again and perhaps adding a state inspection service, a new owner/operator would significantly increase current revenue and profits at this location. Converting the rental offices to a convenience store should also be considered for addition revenue.
